A. Yes, we accept walk-in tours! For your in-person tour please bring your government-issued ID and park in one of our future resident parking spots. One of our team members will greet you in our leasing office at 121 Craddock Ave. San Marcos, TX 78666. Please contact our leasing team to schedule your tour.
A. To submit a work order, please go to our website or download the app to log in to your Resident Portal. You may also stop by the leasing office or reach out for assistance. If you have a maintenance emergency, please call the office as soon as possible.
A. Rent includes power, water, Wi-Fi, parking, and access to all our community amenities. Power and water are covered up to $40 ($30 power and $10 water) each month per person. Â Any usage over will be split amongst your roommates and charged to your Resident Portal account each month.
A. We do! If you don’t have a roommate in mind, we offer this program for free. On your application, you will fill out a questionnaire to help our team match you with the best roommate we can find.
A. Yes, we do require a renter’s liability insurance. This is offered for $10.95 a month or you can enroll in your own provider. Please contact our office for more information.
Our leases are individual leases, which means you are only financially responsible for your space. If your roommate transfers schools, you will not be responsible for their portion of the rent payment.
A. When you are ready to secure your spot at The Social SMTX®, you may fill out one of our online applications on our website. After you submit your application, we will email you our online lease to electronically sign. Our spots are first come first serve, when you are ready to sign we encourage you to start our online leasing process as soon as possible! Please contact the office if you have any questions.
We are a smoke-free community. Smoking within 25 feet of any of our buildings is prohibited.
